This home is going to be a furnished rental, so picking pieces for each room is completely different, each piece should work with the homes hard surfaces and not so much anyone's taste…
I used more leather than I would normally, you can just wipe up messy spills easier and fast…
Client wanted the front room as an office and living room in one…
Entrance…
This is the wonderful flooring in the front entrance of the home, I have used the colour of these floors for total inspiration on the main floor of the home.
Finish on mirror (36”Dia) speaks back to the stair trim in the family room, the lamp colour speaks back to the floor tile colour.
Office Area in Living Room
Repeating the lamp from the entrance so there is flow with the 2 rooms, using a Bodgen & Gross X leg table for the desk, the desk will be ordered with a full wood top.
with 2 bookcases behind as seen in the floor plan…they will be a dark finish, not so red as picture.

Living room part of the room
Drapery in room is important colour note, I used it to design the colour for the chairs in the room.
Flooring in room is dark and delicious, will look amazing with the area rug I picked.
The Vintage World Art piece (42”W) over the sofa is a piece anyone would love.
Lazboy’s Metro apartment size sofa, in dark brown leather speaks back to the flooring.
Pillows on the sofa for a discreet pop of colour, speak back to the drapery.
Tables on each side of the sofa… using the floor colour again on the lamps in the room. these lamps are a large version of the desk & entrance lamp.
Lazboy’s Allegra Chairs and a Bogdon & Gross oval coffee table, this table having curved corners adds softness.
Surya Area Rug, CAE1010, 8’x11’ from the Caesar Collection under it all pulls the whole room together.

Round the corner and down the hall is the dining and sitting area
Flooring and stairs between the rooms. (this is the finish I used for the entrance mirror frame.)
in this area I am replacing the small sofa with a pair of chairs, a table, lamp and an amazing 3 piece set of artwork.
This artwork (20”+20”+20”) will fill the wall behind the chairs…
I am using leather on the Lazboy Talbot chairs, off the kitchen, it will be so easy to keep clean.
New dining table is going off this amazing kitchen, as you can clearly see the stools are not the right height for the bar, they will be replaced with 26” H ones that work with the 36”H island.

Bedroom #3
This is the smallest room but using a daybed with a pull out trundle I can get 2 people sleeping in this room if needed.

Bedroom #4 / Guest Room
This room did not have space for a dresser so I used nightstands with 2 deep drawers each. It has lots of closet space and a bathroom off of it, nice room.
